This week’s property is a minute’s walk to Jetty Road and the sands of Glenelg beach. I spoke to Matt about this absolute gem, offering all the creature comforts of home in one of Adelaide’s top locations.
How long have you owned the property?
We purchased the property as an investment late last year and our first booking was for December 26th.
What prompted you to list your property on Airbnb?
We wanted to use the property as an investment, but after speaking with others who have listed properties on Airbnb, this seemed like a better option than renting. The revenue can be greater, there tends to be less maintenance required as you have more access to the property in between bookings, and you can still use the property yourself when you wish.
How did you prepare the property for listing?
It was mostly furnished when we bought it so we didn’t have too much to add. It had also recently been renovated. We checked for any maintenance and electrical issues, and made sure it was well presented.
What are the best features of your Airbnb property?
The location by far. I see Glenelg as a great family holiday destination. There’s the beach, Jetty Road and the Beach House just minutes away.
Our property suits a wide demographic. We have a queen bed and two singles. It’s great for groups. If you compare what it would cost a group to stay in a nearby hotel, our property is considerably cheaper, and you have an entire apartment.
Our property is presented well. People use Airbnb for the experience. Using good quality linen and furnishings, also ensuring everything is neat and tidy, is a big part of that. People want all the creature comforts of home, and we have provided them.
Free off-street parking and the security of our property has been mentioned multiple times in feedback we’ve received.
Our listing is competitively priced and we aim to meet Airbnb’s criteria. Reviews are really important and help maintain our high standards.
Our listing is very popular with groups. There are always 3 or 4 people staying per booking and they come to Adelaide for varying reasons – a family holiday, business conferences, sporting events and competitions, weddings.
About a third of our visitors are from the UK or Europe. Most interstaters are from Melbourne.
What should people consider before listing their property on Airbnb?
Think about what your motivations are before listing on Airbnb. It’s not the same as renting through a property manager, therefore you need to have the time and desire to do it. We manage the property ourselves, so this includes, cleaning, bookings and also advising guests on the best places to go and things to see.
There are usually set-up costs involved such as furniture, linen and crockery.
It’s a good idea to have some capital behind you. Income from the property will not be the same every week or month.
Ensure you have a property that suits the Airbnb market. Our apartment, along with its location, is perfect.
How does the future look for your Airbnb listing?
We are booked out for all of January and February. Half of March and April are booked, as well as a week in May. Over the year, we are anticipating double the return we would have received by renting the property out.
