For a prospective real estate agent, the challenge of attracting, engaging and doing business with clients via social media could seem an intimidating and time-consuming endeavour.

Fortunately, we have spoken to a number of South Australian real estate’s most prolific users of social media, who can shed light on the strategies essential to success in this area, and the effectiveness of them.

How important do you deem social media to success in the real estate industry in this day and age?

I’ve been in the industry for 13 years now and have fully experienced the rise and success of social media within the real estate sector. Honestly the majority of the population use Facebook/Instagram, but not everyone uses real estate platforms to search for property. Of my property inquiry, 20% comes directly from Facebook. Social media allows me to engage with potential buyers/vendors in a passive manner, without being in their face.

What strategies do you employ to market yourself on social media?

I promote all of my new listings and sales. I also publish my recent awards and community events I’m involved in. In the past I have also created competitions through Facebook to promote my page. Strathalbyn is my home town and where I generate over 55 sales per year. The hashtag I use (#whosellsmoreinstrathalbyn) is a talking point within our township and potential vendors take notice of it.

What social media platforms do you use and why?

I use Facebook as it has an unbelievable reach. Facebook allows me to target market my listings in the direct locations where our buyers generally come from.

Which demographics are you trying to target when promoting on social media?

Generally I target 25 – 70 years old.

How does the effectiveness of social media marketing compare to other methods of reaching clients, such as physical advertisement and face-to-face encounters?

Social media is my go-to way of promoting my listings and myself. I also find social media to be a cost effective manner for me to market my business in a tech-savvy and forward way.
