There were 3 million dollar sales at auction last week as Adelaide enjoyed yet another fruitful week with the gavel.

77 auctions were held – an improvement on the 48 from the previous week – however, there was no change in clearance rate as 58 sold on the day or prior to going to auction.

The average sale price for the week was $591,552 – likely receiving a boost from the million dollar sales. It was a slight increased compared to the previous week’s average sale price of $584,646.

Very little separated the three biggest sales of the week, with a beautiful 4-bedroom, two storey home in Kensington Park was passed in at $1.5 million.

Andrew Downing and Hannah Werner of Phillis Real Estate had the pleasure of selling the stunning piece of architecture in what was just its second time being on the market.

Constructed in 2007, data from CoreLogic shows that 347g Glynburn Road first went on the market in 2009 where it sold for $1.19 million. Having been under the ownership of its previous occupants for 8 years, the property has slightly increased in value since it was last up for sale.

Not far behind was 109 Gibson Street in Bowden which fetched $1.12 million.

Jarrad Henry of LJ Hooker Glenelg was the selling agent for what is currently a 958 square meter corner development site. It was the largest sale on Thursday the 15th.

Rounding out the million dollar trio was 6 Phillipps Street in Somerton Park which sold for a little over $1 million.

Sharon Gillard from Harcourts Packham was the selling agent of the property which has risen considerably in value over the last decade. Data from CoreLogic shows that the 3 bedroom home was built in 1928, and first went on sale in 2000 where it sold for $360,000.

On Friday the 16th, the largest sale belonged to Sally Jenkins and Sam Grover of Harris Real Estate who handed over the keys of 59 Somerset Avenue in Cumberland Park for $821,000.

Earlier in the week on Wednesday the 14th, Tom Hector and Todd Penrose of Harris were the selling agents for 11 Halville Street in Seaton.

The 2 bedroom home sold for $438,000 – the largest sale of the day. Another property sold on the 14th, however, its final sale price was not disclosed.

14 other properties either sold on the day or sold prior to going to auction, however, their sale prices were also not disclosed.

4 properties were withdrawn from the market, while 15 properties were passed in.
