Another week of a steady, high sales period for real estate! With just one auction short of last week, 131 auctions were scheduled and only 81 of the results were recorded.
12 of the recorded properties sold prior to auction and 41 sold at auction, amounting to 53 of the recorded 81 properties, being sold.
Despite less properties being recorded in comparison to last week (54 out of the 92 recorded were sold the week prior), this week has had more sales and a higher clearance rate of 65%. However, a lower average selling price of $680,417, making it $15,670 less than that of last week’s average.
The two highest sales of the week are both stunning villas; 8 Sussex Terrace in Westbourne Park (sold for $1,473,000), and 116 Third Avenue in Royston Park (sold for $1,410,000).
8 Sussex Terrace is one of the largest land holdings in Westbourne Park, showcasing a spacious front and back yard, complete with a heated and fully tiled swimming pool and large deck. The home is just as spacious inside, featuring a beautiful wide entrance hall, two living rooms, a spacious kitchen, and 3 bedrooms all with fireplaces and built in robes. The décor is stylish and modern with timber flooring throughout the home.
116 Third Avenue has all of the period character you could want in a home, and in a highly sought-after location in close proximity to the city, schools and shopping centers. The villa is situated on a large block of land, with a large frontage of 30.5 meters; making this a perfect opportunity for those looking for an investment property with a lot of opportunity to offer.
40 Blackler Street in Semaphore, is the well-known Water Tower, a unique landmark property that sold for $1,200,000 to a Sydneysider via Facebook Live. This is a one of a kind property built in 1880 with many amazing features, such as magnificent high ceilings, stone walls that have a medieval castle feel, and amazing 360 views of Adelaide.
An exciting week of real estate over, as the strong selling season is continuing its streak in Adelaide and doesn’t seem to be slowing down.
