05 AJ ColmanCreative Auction presentations were the flavour of the day last Saturday. Whilst we do see the occasional coffee van, and ice creams at some auctions, Amkar Real Estate really do make buyers and the public feel welcome with the display of home baked goodies and refreshments (pictured above). Well done Amal, Sega & Anthony.

Clearance rates were mixed around the state with quite a few properties selling prior to auction. Father and son team, Daniel and Mark Sanderson from Smallacombe Sanderson had excellent interest in their Glynde auction mid morning last Wednesday. Over 15 bidders sold for $744,000 after being announced on the market at $650,000. Showcasing a very strong result for a property in demand.

Holden Hill auction with Century 21 Central sold prior, St Morris with DG Real Estate and Ottoway with Ray White Port Adelaide selling on the day gave me a 75% clearance for the day. We did have to negotiate to complete a successful auction on the day highlighting the importance of vendors setting their reserve close to the market feedback levels. Momentum is changing and we are entering a price sensitive market.

Real estate veteran, Tony Tagni called an auction for Taplin Real Estate at Glenelg, achieving an outstanding result. “15 registered bidders of which 80% were blown out the water when the opening bidder opened the auction above reserve. Intense bidding far exceeded the vendors expectation by over $50,000”

Independent Auctioneer, Brett Roenfeldt offered a beautiful double fronted cottage in Nailsworth on behalf of Ray White Northgate, after a slow start at 500k and increments of 10k rise took off at the 550k level and raced to 650k in a matter of minutes.

Auction bookings around Adelaide are very solid in the next 21 days and the market is responding well. Price expectation from the vendors needs to be realistic and the clearance rate selling by auction is still quite high.
